Sustainable architecture or ecological design, also known as sustainable or green design, is a way of designing buildings that go with the principles of economic, social and ecological sustainability.
In order to obtain a sustainable architecture, you need to follow some stages because green building design involves a number of phases:
The first one is called sketch design and it is also known as concept design. It requires the inspection of the site in order to evaluate the conditions and the restraints but also the meetings necessary for briefing goals in order to establish the long-term purposes or the master planning for the site, the specifics in terms of accommodation requirements, and discussions about design aesthetics. All of this is needed so you can get started with any type of sustainable architecture. Usually, this is something you would plan to do with an architectural team or with your building planner.
During this stage, if necessary, you should also realize the preliminary analysis of requirements and authority regulations and establish a meeting with the said authorities in order to discuss the project requirements. The following logical step is, now, to prepare sketch design drawings, such as diagrams, concept sketching and other information that explains the established design solution. Also, during this stage, you need to make a selection of materials and finishes.
Once you get done with the sketch design stage, some further design details need to be considered in order to make a sustainable architecture. The resolution of the constructional systems, finishes and materials are some of the details that need to be taken into consideration along with the site constraints and, last but not least, the project budget. This is something you must do in collaboration with your building’s designer and finish when you’re both glad about the budget and design.
Usually, at this point, you should be able to visualize your sustainable architecture using a 3D computer generated model which will incorporate some fly-through in order for you to fully understand the design purpose.
The following stage is about the contract documentation, and it involves the preparation of drawings like elevation, sections and plans, along with some other schedules and details in order for the project to be accepted by the authorities, constructed and tendered. While completing this step, you will also have to combine and coordinate the works of other consultants in order to ensure the favorite outcome of the process. After all the documentation has been completed, you’ll need to call the tenders for the works.
The last step in obtaining a sustainable architecture is called contract administration. This particular stage involves the organization of tender process so that you can achieve a certain number of competitive prices from trustworthy builders before you make a decision involving which builder you want to go with.
After selecting the builders you would like to engage, the planners would usually develop a 3-party contract that needs approval from the Royal Institute of Architects and the Master Builders Association.
Generally, the contract will allow a building planner to represent you in all the negotiations that concern the monetary payments and construction quality.
